INFORMATIONS ABOUT VILLA TROPICAL GARDEN
Welcome to our newly complete renovated wonderful beautiful Villa located at the famous Bakers Hill in Puerto Princesa City! We offer a full house with 12 rooms (6 doublebed rooms), 4 bathrooms/toilets, kitchen, livingroom, dining room, terrasse, balcony, at about 320 sqm (3440 sq feet) on two floors. Beautiful landscape, fresh air, wonderful view to the mountains and embedded in a paradise garden of 3000 sqm (32,290 sq feet) full of tropical fruits. Enjoy our clean pool, the fresh fruits in the garden, the sundown view on the terasse or balcony. We have a 24/7 gatekeeper at the entrance.
The road to our place is under construction, most of it is sealed now but there is still a part of 200 m which unsealed but good drivable. It is planned to be sealed by the government in 2021. We highly recommand you rent your own SUV, the next tricycle station is 1.2 km away. There are very little Taxis in Palawan. Ask us for help. We can offer you a pickup and helping to get a rental car, just ask us.
Nice neighbourhood (this area is the best place for expatriates to stay), completely fenced and secure, additional houses/rooms for service persons, Badminton-square, secure water and energy supply. You have complete access to all the house (except a small storage area). The entrance and the gate are surveiled by CCTV. At the pool, the terrasse and inside there is no surveilllance.
We can offer you additional service-personal for garden, cooking, housekeeping or nanny, just ask us. It is possible for the personal to stay in the house in separate rooms.
There are famous beaches arround, in Puerto Princesa City there are huge malls and you can get everything there. Hospital and school and doctors in the nearest distance. Find the booming nightlife and a lot of nice restaurants in the center of town about 10 km away. The area is rural, very nice and quiet. There is no traffic. Watch in the evening the flying foxes as hundreds of them pass the roof of the villa. It is pure paradise.
Note: Sometimes (once or twice a month) there can be smell from a piggery far away (depends on the wind) but just for about 1-2 hours.
PRICING
You will rent the whole villa just for yourself. There will be no other guests. We have a security and caretaker on the entrance of the property.
You can self-catering or ask us for catering. The kitchen is full equipped. If you want to celebrate a party, wedding, birthday just contact us. We have special offers for that.

HOUSERULES
Guests
Don‘t invite or party with guests from outside, as long as we did not explicit allowed it. No illegal drugs allowed on our property, the housekeepers are instructed to call the police in case. Please care for all things as if they were yours.
Smoking
The house has strict non-smoking rules. Smoking is only allowed outside the building. Please don‘t leave your cigarette stub on the ground and use ashtrays.
Water
There is limited water access, please don‘t waste water
Damages and losses
It can always happen, that something is damaged or lost, even it is just a glass or a cup. In case please inform us and replace the item. If you can not replace it, please give us the amount to replace it for you.
Check-Out
1. Clean the rooms and leave them tidy.
2. Put away all your waste.
3. If there are any losses or demages please tell us.
4. Check-out is at least 12:00

HOW TO FIND US
If you come by yourself or taxi just ask for Bakers Hill/Mitra Road. Everybody knows that. Pass the Bakers Hill Ranch and continue until Bay Vista Road crossing, right hand is Panja Resort, you go left. Follow the road, after 800 m it turns right and the street climbs a small hill. This is a part rough road (planned to be concrete in 2021), but it is drivable even for Tricycles.
KITCHEN RULES
1. Please take care about all things we provide in the kitchen.
2. Please remove all food from the refrigerator and clean it before you leave.
3. Please clean the kitchen & all appliances (warmers, microwave, utensils, dishes, glasses, pots, pans) before you leave. Put the appliances back to its provided space.
4. Please remove all garbage from the kitchen area after your kitchen session. Garbage should be brought out to the garbage bin.
5. Removal of any appliances, utensils, glasses, dishes, pots, pans, etc. from the kitchen area is prohibited. We will ask in case for replacement.
6. Please report any damage or losses.
7. Cleaning Supplies should be stored in the designated area.

POOL RULES
1. Children must be accompanied all time by a parent or responsible person in a swim suit
2. All children under the age of 4 years old must wear a swimsuit diaper or plastic pants. Not allowed: no cloth or disposable diapers
3. Animals are not allowed in the building or pool area.
4. Persons under the influence of alcohol or narcotics will be asked to leave the premises.
5. Food or beverages are not allowed in the pool.
6. Suntan oils may not be used by sunbathers or swimmers. The use of sunscreen is encouraged; however, patrons must shower before re-entering the pool.
7. All patrons must shower before entering the pool. Persons with open cuts, sores, bandages, colds, coughs or infected eyes are not permitted in the pool.
8. Spitting, spouting or nose-blowing in the pool is strictly prohibited.

Wifi
Wifi is free. You will find the codes in the house.
Equipment
You will find towels and bed linen in the house. You can sit outside in our garden or at the beautiful terrasse. In case of rain please put the pillows and mattress of the poolchairs inside.
Kitchen
The kitchen is equipped with everything you need. If you have further questions, please ask our friendly caretaker Ann, she will help you with everything.
Water
Puerto Princesa City has sometimes in the dry season (December to June) a water supply problem. If the water district shuts down the water supply, we provide additional water from our deep well, but if there is too much consumption the well will run dry and it takes a while to refill it. However please don‘t ever waste water.
Aircondition
Please don‘t waste energy and turn them always off when you leave the room! If there is a waste of energy by your guests, we will ask you for aditional fee. The best to use Aircon: make a reasonable temperature like 24°C and turn the fan to low. Do not: make very low temperature and strong fan.
CCTV
Our house is protected by CCTV. There are 2 cameras monitoring the entrance, one on the right side of the house and one at the gate. There is no CCTV facing the garden or pool.
Housekeeping and Security
Our friendly housekeeping family lives in a small house at the entrance. They will care for security and also help you if you have any problems. Please ask Ann. The family has 3 children, 2 dogs and some cats.
Pool
Please follow the pool rules as they are pinned outside. Always shower before entering the pool. Don‘t leave kids unattended.

Stores and restaurants
You find everything in Puerto Princesa City. There are two large shopping malls, SM and Robinsons. Robinsons is just m5 min away. There are shops, restaurants and also ATMs (up to 3 times x 10.000 Peso p.P/day are possible).There are a ot of restaurants like Ugong Rock Grill, Ka Joels, Ka Inato ... or to the malls. We provide informations about what to do in Palawan in the house. There is always a live band playing in the evening in Tiki Bar and E-Republic, nice spots to have a beer.

Going Underground River
Coming from Puerto Princesa City (PPC), there are few vans leaving at Van Terminal (New Market), it takes about 90 min. Just ask us for details.
We have a beautiful small Ocean View Cottage for 2 pax in Sabang for minimum two nights. The rate is 1500 Peso/night. You should stay in Sabang at least for 2 nights. Enjoy lonely beaches and when you to go Underground river, be one of the first at 6.30 am to avoid the crowd. If you want to visit the famous Underground River by yourself without a tour, you need to get a permit in Puerto Princesa City first. There are no tickets for sale in Sabang!
